The Open-Concept Question Why It's a Structural Conversation

The most common request: "Can we take out the wall between the kitchen and the living room?" Usually, yes — but it's not as simple as swinging a sledgehammer.

  • Load-Bearing Wall Assessment

    That wall likely carries ceiling joists and roof structure. A structural engineer designs the replacement beam.

  • Beam Engineering

    LVL beam or steel flitch plate sized to carry the load across the new open span, with posts at each end.

  • Foundation Adequacy

    Posts need to transfer load to the foundation. Existing footings may need reinforcement.

  • Seamless Integration

    We frame the opening, install the beam, reinforce posts, and make it look like the beam was always there.

From First Visit to Final Walkthrough

  • Consultation

    Visit kitchen, assess structure, review electrical/plumbing adequacy. Clear understanding of scope and realistic cost.

  • Design

    Kitchen plan reflecting structural assessment. Layout, cabinet configuration, finish selections, appliance placement.

  • Permitting

    Submit to local building department. Manage plan check in Pacifica, Daly City, SSF, San Bruno, SF.

  • Construction

    Demo, structural mods, rough-in, insulation, drywall, flooring, cabinets, countertops, tile, fixtures, appliances.

  • Completion

    Final inspections, punch list walkthrough, cleanup. 4–8 weeks cosmetic, 10–16 weeks structural.

Cosmetic refresh: 4–8 weeks. Full gut with structural changes: 10–16 weeks.
